Join IOB and Dr Paul Egan, Research Officer in the Economic Analysis Division of the ESRI, for an overview of the recently published ESRI report on structural housing demand. The report shows that between 35,000 to 53,000 new dwellings will be needed annually based on projected population growth scenarios.

The report provides estimates of structural (demographic) housing demand at a national and regional level. The estimates rely on assumptions around population growth, headship rates (the typical household size) and rates of obsolescence of the housing stock. The report considers a range of alternative assumptions for the drivers of structural housing demand and presents a range of scenarios.

Taking the average over all twelve scenarios, structural housing demand is projected to be around 44k per year from 2023-2030, and around 40k per year over the 2030-2040 period. Dr. Egan will provide a detailed review of the key aspects and considerations of the recent ESRI report. He will take us through a range of scenarios for future structural housing demand based on forecasts for population levels and related housing requirements using census and research data, as well as various forecasts on international migration patterns.

Dr Paul Egan

Research Officer in the Economic Analysis Division of the ESRI

Dr. Paul Egan is a Research Officer in the Economic Analysis Division of the ESRI. Paul joined the ESRI in September 2021. Prior to this, he worked as a Senior Macro-Financial Risk Specialist at AIB as well as an Associate Lecturer in Economics and Finance at the University of St Andrews, where he was also a Research Affiliate at the Centre for Dynamic Macroeconomic Analysis (CDMA).

Paul’s main research interests are in the areas of applied econometrics and macroeconomic modelling. He works on the ESRI’s COSMO model and has been involved in research projects on topics such as the impact of interest rate ‘snapback’ and the potential impact of the war in Ukraine on the Irish economy. He also works on a number of housing related research projects and is responsible for the ESRI’s nowcast of modified domestic demand (MDD).
